The HOAs in Geist Harbours, Eagle Creek, Sycamore Run, Springs of Cambridge, and Windsong all want plans submitted ahead of install; Dave or one of the leads handles the design-committee paperwork on most of them. Marion County permits are filed through indy.gov — we file for you, and we've got the cadence down to a few business days. The clay across the northside expands hard in spring and contracts hard in winter; you'll see neighbors' fences with concrete-set posts that have lifted half an inch out of the ground after one bad freeze cycle. Driven steel posts don't do that. We send the Lafayette-based crew that knows the system, not a subcontracted team that's never seen it before.
